Four offerings, one instrument.

We serve owners and developers of one-of-one luxury properties: hotels, resorts, branded residences, restaurants, and the occasional private commission. We do four things, and we do them as a single integrated capability rather than four separate departments. The four are conceived as the same instrument played at different scales. A property that engages us for the full lifecycle gets the full instrument. A property that engages us for procurement only is still working with the same firm, the same eye, the same standards.

ONE. CONCEPT AND PRE-OPENING

We take a piece of land, a building, or an idea and bring it forward into a fully formed property. We define the story, the audience, the architecture of the experience, the food and beverage concepts, the spa and wellness program, the room mix, the residential component when there is one, and the operating model. We work alongside the owner from the earliest sketch through the day the doors open. Where useful, we lead the search for the operator. Where the owner prefers to remain independent, we structure them to do so credibly.

TWO. INTERIOR DESIGN AND STYLING

The interiors are the property. We lead creative direction across architecture, in close collaboration with the chosen architects, and across interiors, FF&E, art, and accessories. The work is held to the level of restraint and material integrity that GHM, Aman, and LHM established as the standard. Every object is chosen, not specified.

THREE. PROCUREMENT AND SOURCING

This is where most design firms stop and where Private Label begins to differentiate. China is the principal area of sourcing, where decades of relationships with manufacturers, ateliers, and master craftsmen allow us to commission at a level of quality, scale, and discretion that is increasingly difficult to access. Bali, Singapore, Vietnam, and Thailand round out the supply chain, particularly for antiques, indigenous materials, and bespoke artisanal pieces. We commission directly with the makers. We work with antique dealers and contemporary artisans by name. We oversee fabrication, finishing, shipping, and installation. The owner gets the object, not the moodboard.

FOUR. OWNER AND DEVELOPER ADVISORY

For owners who already have an operator or a flag but who want one trusted party to protect their interests across design, procurement, F&B, and pre-opening, we serve as that party. For developers shaping a residential or mixed-use project around a hospitality anchor, we shape the offer alongside them, including positioning, pricing strategy, and the operator conversation.

The owner is the protagonist. Not the operator. Not the brand.
